Owner was an architect who searched for years to find a real actual buildable lot in Los Angeles. This is now rare due to the Hillside Development Ordinance that limits retaining walls, excavation and driveways so severely on upslope and downslope lots that most can't be developed. This property has a building pad right off the street where it had a house on it previously. Landscape retaining walls and a few stairs remain on site but the house has been removed. Large lot with over 9,300 square feet with utilities and a new LA city drainage inlet across the street to handle stormwater off-site. This is a lot with huge trees and canyon views, and parcel fronts on a sloped median across the street so you will always be facing a planted slope rather than a neighbors windows. This is on the cypress/glassel side of Mount Washington, at the bottom of the hill cypress park is rapidly gentrifying with new restaurants, cafes opening, and a great stock of bungalows getting refreshed continuously. If you want to actually build a house, not just own a lot, this is a great parcel. Buyers to do all investigations and due diligence.
